IMPORTANT: WMBOR Bylaws: Need to Take Action

At the most recent Board meeting, the West Metro Board of Directors approved a number of proposed changes to the Association's Bylaws. In order for these changes to go into effect, they must now be approved by the membership with at least 51% of the membership participating in the voting. The vote to approve the Bylaw amendments will be held virtually on July 28th - 29th and you can vote by clicking here. Please make every effort to vote so we may get these Bylaws changes approved. (Brokers, please encourage everyone in your office to vote as we will need everyone's feedback to reach the 51% necessary).

For your review, please see a summary of the proposed changes below:

  1. New Member Orientation and Code of Ethics must be completed within 180 days. This was reduced from 360 days.

  2. Removed much of the language regarding delinquent accounts and changed to state that membership is terminated 2 months after the due date at the discretion of the BOD and automatically after 3 months.

  3. The President-Elect position was added to the list of Officers. All Officer positions will remain as one-year terms.

  4. The structure of the Board of Directors was changed to include 15 total members; consisting of the five Officers, the immediate Past President, and nine at large Directors serving three-year terms.

  5. The Executive Committee was defined to consist of the five Officers and the most immediate Past President ready, willing, and able to serve. This committee was also given the authority to act on behalf of the Board of Directors in between regularly scheduled meetings.

  6. The Nominating Committee was increased to seven members consisting of the most immediate Past President as the Chair, the next most immediate Past President ready, willing and able to serve, and five REALTOR members appointed by the President with approval by the Board of Directors.

  7. Annual Meeting was changed from taking place in October to being scheduled in the 4th quarter of the calendar year.

  8. The reference to excused absences for the Board of Directors was removed so now, three absences shall be construed as a resignation.

  9. A quorum to conduct business was reduced from 51% to a majority of the members present and eligible to vote.

  10. MLS Committee - The President shall appoint, subject to the confirmation of the Board of Directors, a Multiple Listing Committee of at least 5 REALTORS® members with at least 2 of these being Participants (i.e. brokers) in the MLS. The committee members shall serve one-year terms and the Chair shall be selected by the President with approval by the Board of Directors.

  11. Vacancies - Vacancies shall be filled by the President with approval by the Board of Directors.
